Flooring

Builder will supply and install a free standing gas range, over the range microwave, and undercounter dishwasher at no charge. Standard appliances are stainless steel Frigidaire or equivalent.

Lighting

Builders choice of fixtures. The standard electrical plan includes overhead lights in bedrooms and living areas and a fan/light combination in the master bedroom.

Cabinets

Builder’s selection of maple painted shaker style cabinets. Standard kitchen countertops are granite from builder’s selection

Plumbing

Design built in compliance with state and local building codes. All bath fixtures are white. Hot water to be supplied with a high efficiency Rinnai or equivalent natural gas hot water heater.

Electrical

design built to comply with all local and state building codes. 100 Amp Circuit Breaker Service.

Heating/Cooling

Heating supplied by a forced hot air system, Goodman or equivalent, high efficiency furnace fired by natural gas. The standard system includes Central Air Conditioning.

Walls and Ceilings

Skim coat plaster finished with builder’s choice of Sherwin Williams flat latex paint. Ceilings are painted flat white. Closet walls are unpainted plaster finished in swirled texture. Because of the nature of plaster, there may be some color variations in plaster closets.

Cable and Phone outlets

installed at builders’ discretion.

Bath Accessories

Soap Dishes, towel racks, medicine cabinets, mirrors etc. will not be supplied or installed by the builder.

Any items not included in this agreement and requested after the signing of the Purchase and Sale agreement must be paid for in full at the time of order and are non-refundable.

Builder reserves the substitute materials of equal or better value without prior written notice.
